Mary Molloy Solicitors has been in practice since 1981 — 45+ years of experience across property, private client, employment and family law. Remortgage and switcher conveyancing sits naturally within that property practice: it is detailed, deadline-driven work where the quality of the title investigation and the handling of undertakings decide how smoothly the transaction runs.

Remortgage work rarely requires you to visit a solicitor's office more than once, and often not at all beyond signing. Documents move by post and email, identity can be verified remotely in most cases, and lenders deal with us directly. That is why we act on remortgages for clients in every county in Ireland, not just Dublin.

Who you will deal with

Your matter is handled by Richard O'Shea, Solicitor and TEP (Trust and Estate Practitioner), who also holds the Law Society Diploma in Mediation. Being a TEP matters more often than you might expect in remortgage work: title problems frequently trace back to a death, an inheritance or an old family arrangement, and resolving them cleanly draws on probate and trust experience as much as conveyancing.

We are a firm that answers the phone and replies to emails. Remortgages fail to complete on time for one reason above all others — drift. Papers sit in queues, redemption figures expire, loan offers lapse. Our approach is to identify the critical path at the outset, tell you what we need from you in one list, and keep the file moving.

How we are regulated

Mary Molloy Solicitors is regulated by the Legal Services Regulatory Authority and the Law Society of Ireland. We give clear written terms of engagement, including a Section 150 letter setting out our fees and outlays, before we begin work on your remortgage.

We do not advise on taxation. Where tax questions arise in a remortgage — for example around rental income on a buy-to-let or capital taxes on a transfer — we will flag them so you can take advice from your accountant or consult Revenue.
