A remortgage looks simple from the outside — you keep the same house and change the loan. Legally, it is a full conveyancing transaction: your title must be investigated and certified to the new lender, the old mortgage must be redeemed and released, and the new charge must be registered. Changing who owns the property
Many remortgages happen because ownership is changing: a couple separating, one co-owner buying out another, or a name being added after marriage. These are transfers of equity, and they combine conveyancing with careful attention to lender consent and, where relevant, family law orders.

When the title is the problem
